A private capital loan is a loan acquired through a private lender instead of through a traditional bank. Private capital loans are primarily asset based, which means the principal focus when determining a loan amount is based predominantly on the quality, value and financial analysis of the collateral itself.
We primarily lend in 1st lien position through our own private capital fund. However, we can provide secondary financing on an exception basis or through our well-established nationwide investor & lender network to fund all loan scenarios.
Approvals are largely based on the quality of the property, the experience & financial profile of the borrower, and the overall likelihood that the project will be successful. While your credit history is reviewed, your credit score is not the primary component in decision making process. Therefore, many borrowers with lower credit scores and damaged credit to some degree are able to be approved.
At the beginning of the loan process, we will typically ask for much of the same documentation that all lenders require. However, unlike most lenders; we don’t ask for this documentation to look for reasons to say “NO”, but to intimately understand your financial profile, in order to help you at the highest level. We use common-sense underwriting principles to examine the collateral; character, experience, and capacity of each borrower, to exude flexibility in our documentation requirements as much as possible. We understand paperwork is a hassle. We don't like to touch more than we have to either, and we are dedicated to only asking you for what we absolutely require. Your individual loan application package will contain the specific list of documentation requirements applicable to your loan request.

The subject property you are requesting a loan for, will be used as the collateral and a personal guarantee will generally be required. Although limited at times, there are certain programs labeled non-recourse, which will not require a personal guarantee.
