Our fund primarily focuses on making short-term loans to experienced and qualified borrowers, who are renovating and or repositioning residential or commercial real estate, with a mandated supportable exit strategy, and has passed our rigorous underwriting & CRM (Credit Risk Mitigation) criteria. We are also open to selling our loans and buying loans that fit our parameters.   

Investing in mortgages – being a lender to owners of investment real estate – offers an alternative form of real estate exposure with extraordinary benefits:

Lower Capital Risk - Borrowers are required to bring adequate equity into the project and take the risk of first loss, if the property sells or is valued for less than expected. This results in less capital risk for TLC and the Investor Partners compared to traditional property ownership. It is often said, "debt always gets paid before equity".  

Consistent Returns - Investor Partner returns are paid directly by TLC from the borrower, through monthly interest payments, and aren’t reliant upon property price appreciation or cash flow.

Greater Security - In the rare event of a default, TLC can foreclose and may assume ownership of the underlying real estate. In most cases, TLC is not only entitled to what is owed them, but also the remaining equity in the property. Security: Primarily first lien mortgages secured on quality diversified real estate assets, located in primary core markets with an imbalance of supply and demand.
Distributions: Preferred return paid quarterly with alpha returns paid annually.
